Housing 21 is delighted to announce a significant milestone in the development of Potter Court, its new Retirement Living scheme in Balby, Doncaster. The development has reached its "topping out" stage — marking the highest point in the building's construction.
To celebrate this achievement, representatives from Housing 21, City of Doncaster Council and Hoober Urban Partnerships celebrated the progress on-site and collaborative efforts that have brought the scheme to this point.
The scheme, located on Sunningdale Road, is set to provide affordable, independent living for people over the age of 55.
Bridget Faughnan-Bing, Director of Development and Delivery at Housing 21, said:
“Reaching the topping-out stage at Potter Court is a proud moment for everyone involved. It’s a testament to the dedication and teamwork between Housing 21 and Hoober. This milestone is not just about the physical progress of construction — it’s about moving closer to delivering thoughtfully designed, energy-efficient homes that empower older people to live independently, and comfortably.”
Potter Court will offer 13 two-bedroom bungalows and 43 stylish one- and two-bedroom apartments, all available for social rent. The scheme is designed to support residents who wish to maintain their independence while enjoying the benefits of a welcoming community and modern communal facilities. Residents will have access to a spacious communal lounge, landscaped gardens, and a buggy store, making it an ideal place for socialising and relaxation.
This all-electric, low-carbon development reflects Housing 21’s commitment to sustainability and energy efficiency. Potter Court will feature efficient heating and cooling technologies, helping to reduce environmental impact and keep energy bills low for residents. The scheme will be managed by a dedicated on-site Local Housing Manager, ensuring that day-to-day life runs smoothly and support is always on hand.
Deputy Mayor of Doncaster, Cllr Glyn Jones, said: “We know that by providing high standard, safe, modern living facilities to residents, health and wellbeing will improve and that is why we are so determined to make modern properties that are affordable – and created with the target resident specific in-mind.
“I want to thank everyone involved for their efforts in the development of Potter Court. It is another example of excellent modern housing in Doncaster, and I look forward to seeing the new properties lived in as soon as possible.”
Director of Hoober Urban Partnerships, David Wroe, said: “Hoober Urban Partnerships are delighted to reach the topping out stage of this development on behalf of Housing 21. Thanks to the collaborative working of everyone involved great progress has been made on the scheme and we look forward to its completion in Spring 2026.”
Located close to local amenities—Potter Court is perfectly placed for residents to enjoy everything the local area has to offer. The development is expected to become a vibrant hub for older people in Doncaster, providing not just high-quality homes but also a sense of community and belonging.
