We appreciate that when you are considering buying a property from us you need to make sure it is the right choice for you. This page is for guidance only and does not replace the terms of the lease for any property you may buy.

We encourage you to discuss your options with friends and family and to seek independent advice, support and representation as appropriate.

Things to consider

We have provided this list to help you understand a little more about the things you should consider if you are thinking about buying a home from Housing 21.

All Housing 21 properties are sold on a leasehold basis, which means that you own a lease (a contract) giving you the right to occupy a property exclusively for a defined period (the term). The length of lease varies from property to property, so it is important that you check for the particular property you may want to buy.

In line with the Capital Funding Guide, buyers of shared ownership properties cannot own another home at the time of completion of their shared ownership purchase.

You can find more information about this in the Housing 21 Guide to Older Person's Shared Ownership

The Summary of Costs Key Information Document lists the costs you will incur. This includes the cost of a valuation by a surveyor who is registered with the Royal Institution of Chartered Surveyors (RICS) and the sale price of your home will be based on that valuation.

There will be some additional charges and costs for you to consider when purchasing a Housing 21 home. The page charges and considerations will explain more.

Please refer to our Resales Process Guide for more information on the resales process and RICS Valuations. This guide also includes reference to the customer journey.

Key Information Documents are crucial when buying a shared ownership home. They provide buyers with important details, information, and essential facts, about a shared ownership property, helping you to decide wisely before purchasing.

You can read more about these on the GOV.UK website in the documents Shared Ownership and Affordable Homes Programme 2016 to 2021 and Affordable Homes Programme 2021 to 2026
