If you have decided you want to move on, here is more information on your next steps.

The terms and conditions linked to the sale of your home will be set out in your lease and will depend on whether you own your home outright or if through shared ownership. Speak to your manager who will be able to help. Until the sale completes you will need to continue to pay all associated charges as well as costs including the service charge, 24/7 Core Support charge (Extra Care only) and utilities and Council Tax. 

Are you sure we can't persuade you to stay? If you’re certain about leaving, you must provide written notice before your tenancy ends. This notice period will be at least four weeks but may be one calendar month, depending on your tenancy agreement. 

- Submitting written notice to your Local Scheme Manager 

- Emailing a signed letter to your local Housing Manager with your name, address, and intention to end your tenancy 

- Emailing a signed letter to Head Office with your name, address, and intention to end your tenancy 

Once notice is given, we will: 

- Confirm the date your tenancy will end 

- Arrange a visit to inspect your home's condition before you leave 

- Schedule a separate visit to prepare an Energy Performance Certificate (EPC) if your home doesn’t have one already 

- Pay rent until the end of your tenancy 

- Clear your home of all belongings and ensure it is clean and tidy when you move out 

- Allow Housing 21 employees and contractors to visit for condition and EPC inspection. Appointments will be agreed upon with you 

- Complete any necessary repairs identified as your responsibility before leaving. Failure to do so may result in charges 

- Leave your property in a clean and tidy condition; additional cleaning may incur charges 

- Remove any rubbish from the property and garden (if applicable); leaving rubbish behind may incur charges 

- Maintain clean and tidy decorations 

- Notify your electricity, gas, and water suppliers of your move, provide meter readings, and forward your address. Inform us of any debt on your meters 

- Inform the Council Tax section at your local authority of your move and provide your forwarding address 

- Notify Housing Benefit if applicable, providing your tenancy end date and forwarding address 

- Disconnect your telephone and internet 

- Arrange for mail redirection 

 

On the date your tenancy ends (or the following day if it ends on a Sunday): 

- You and any lawful occupants must move out, leaving no one else or pets behind 

- Return the keys (and door entry fobs if applicable) to the property by 12 pm on the following day 

- Leave the property and our fixtures and fittings in clean and good condition. Any damage may result in repair charges
