This is a simple way to help your loved ones keep up with the latest Housing 21 news and information.

Your voice matters, and soon you’ll have the chance to help shape the future of your community through the National Resident Survey 2026. 

The survey is linked to the Tenant Satisfaction Measures (TSMs) introduced by the Regulator of Social Housing. It helps us understand what we are doing well and where we can make improvements. 

Every response is anonymous, so please feel able to share your honest views. 

Last year, overall resident satisfaction rose to 91%. We’re pleased with this result and hope to improve on it again in 2026 and keep improving. 

Your feedback helps us understand what matters to you and can help shape positive changes in your community. 

From 1 October 2026, new government rules will give social housing residents a right to ask their housing provider for information about how its social housing is managed. 

The Social Tenant Access to Information Requirements (STAIRs) mean Housing 21 must publish information about:

  • How we run our organisation
  • How we spend money
  • The homes we own
  • Our performance
  • The services we provide

From November 2026, Awaab's Law Phase Two introduces new legal requirements for social landlords to investigate and respond to certain serious housing hazards within set timescales. 

The law now covers a wider range of hazards. From 30 November 2026, Phase Two includes:

  • Damp and mould 
  • Excess cold 
  • Excess heat 
  • Falls on level 
  • Falls on stairs 
  • Falls between levels 
  • Structural collapse 
  • Fire and explosions 
  • Electrical hazards 
  • Domestic hygiene (including personal hygiene and food safety) 

If you are concerned about the condition or safety of your home, please report it as soon as possible to your local manager so we can investigate and take appropriate action.

Scott from the Independent Age Advice team will cover:

  • Security dos and don’ts

The session is free and suitable for everyone.

The Cinnamon Trust is a network of volunteers who help older people and their pets stay together when they need a little extra support. 

Volunteers can help with things such as: 

  • Walking your dog 
  • Changing litter trays 
  • Taking your pet to the vet 
  • Providing practical support with your pet’s care 

The service is available to pet owners aged 65 and over, as well as people who are terminally ill, regardless of age. This also applies to others in the same household.

You may have seen plug-in solar panels being advertised for homes, gardens and balconies.  

We know that residents are interested in environmentally friendly ways to reduce their energy costs. However, there are currently safety, fire, insurance and installation risks that we need to consider. 

At present, Housing 21 does not permit plug-in solar panels to be installed at our properties. 

We’re continuing to look at the risks and guidance around these products and will review our position as things develop. 

Please do not buy or install a plug-in solar system for your Housing 21 home without permission from your local manager.
