The Social Housing (Regulation) Act, introduced in July 2023, ensures residents live in safe, quality homes with reputable landlords. It sets minimal standards and introduces stricter consequences for non-compliance, including unlimited fines. 

From April 2024, the Regulator of Social Housing decided to take strict action against landlords who fail to meet the standards which are focused around four consumer standards.

Transparency, Influence, and Accountability: Openness, fairness, and respect. 

Neighbourhood and Community: Safe, well-maintained neighbourhoods. 

Tenancy: Fair allocation and management of tenancies.
